The tenant must carry out the cosmetic repairs (= repairs that remove the normal signs of use) when moving out (see tenancy agreement). There are now three different ways of proceeding here:
1) The cosmetic repairs (especially painting work) are carried out professionally by the customer. If this is done, we recommend the paint stoColor Rapid Ultramatt. The paint can be purchased from the administration at cost price (10l bucket € 62 / 15l bucket € 92). Care must be taken to ensure that the floor is not damaged when moving the furniture. Important: Whitewash must also be applied behind the cupboards.
2) You have the cosmetic repairs carried out professionally by a painting company. If you choose this method, you can be sure that there will be no complaints. You are also welcome to hire our „house painter“ under the following conditions:

3) If the new tenant can reasonably be expected to move into the apartment without carrying out the decorative repairs (i.e. the walls are in particularly good condition), it is possible to be released from the obligation to carry out decorative repairs by paying a certain amount (see tenancy agreement). This amount must be based on the degree of wear and tear of the walls, so it is not possible to make a general statement about the amount of the payment.
In the case of „normal wear and tear“ (no drill holes, only a few light stains), the calculation would be as follows: The notional painting costs for the apartment (see price list) are spread over approximately six to eight semesters (three-four years). This results in an amount per semester that roughly reflects the normal wear and tear of the walls. This amount serves as a guideline for the payment to be determined for the exemption from the obligation to carry out cosmetic repairs. If there is uncertainty as to whether this regulation can be used, a brief preliminary inspection should be arranged with the administration.
